Introduction
Kismet Lodge is a large bungalow offering non-smoking bed & breakfast approximately 4 miles from Kings Lynn town center,
We provide accommodation for up to four people in two en-suite rooms, being one twin and one double.
We do not accommodate pets.
Pre-Arrival
Taxis are available outside Kings Lynn railway station.
The local bus service from the bus depot in the center of King's Lynn is the 505 to Clenchwarton.
The bus stop is on main road Clenchwarton and is a slow 5-minute walk away.
The accommodation is suitable for full or partial mobility with a maximum door width of 2ft 6ins and a minimum of 2ft 3ins
There is an outside 6inch step at the entrance and a further small step over the threshold.
Guests with some mobility impairment who are accompanied can be accommodated, thus ensuring their safety and that of other guests.
Arrival & Car Parking Facilities
All areas are non-smoking.
Our property has a flat gravel driveway and has private parking for 4+ cars. There a 4ft 6ins wide concrete path bordering the doorway to the property.
The car park and entrance to the property is well lit from dawn till dusk, and the driveway is gated and locked throughout the night.
There are 2 steps into the property the first is outside the porch front door height 6ins and is a 4ft x 2ft concrete slab, the second is a small 3inch threshold, which forms part of the doorframe. There are no steps between the porch 4ft x 2ft 2ins deep and the inner front door.
Main Entrance & Reception
All areas are non-smoking
The main entrance to the property is from the car park only.
The steps are as already stated in last paragraph.
There are no handrails available outside the property.
Lighting outside main entrance is mainly dawn to dusk with added security lighting as you approach the door.
Guest must ring doorbell to gain entrance into the property, you will be met and welcomed by the proprietor and shown to your room.
Some limited assistance can be given with cases if necessary. we DO NOT give out keys for the main street door.
On arrival guest are shown to all accessible areas and have the facilities of their room explained to them.
Public Areas - General (Internal)
All areas are non-smoking
All public area within the property are flat and have no gradients or steps.
Main reception hall, which has wool carpet, and measures 18ft x 3ft 7ins, in part narrowed to 2ft 3ins.
Fire bell, extinguisher, wired smoke alarm and telephone table are situated in the main reception hall.
Each guest bedroom has wool carpet flooring and hard wired smoke alarm.
he guest breakfast room and guest lounge/conservatory both have wool carpets and are accessed via the kitchen, which has vinyl tile flooring.
Restaurant / Dining Room,
Accessed via kitchen
Main dining room has central lighting together with window giving natural daylight.
The flooring is of wool carpet.
There is a moveable central round table and 4 upholstered chairs in the dining room.
There is a square table and 4 chairs with cushions offering alternative seating for breakfast in the guest lounge/conservatory.
We serve at the table a varied menu and cater for most dietary requirements. Assistance is offered where needed.
All areas are non-smoking.
Bedroom
All rooms are non-smoking.
All bedrooms have wired smoke alarms.
All main rooms have lockable side hung casement windows and keys for them in each room.
Main fire escape is the front door, which is no further than 12ft from furthest bedroom.
Colour television is available in each room and has teletext and freeview, and remote controls.
No telephones or broadband connections are provided.
Bedroom entry is through a 2ft 6ins wide unobstructed doorway.
Flooring surface is flat and has flat pile wool carpet.
Room has a central light fitting and two bedside lights, there is also natural light through the window.
There is one 4ft 6ins cast iron double-bedded room and one twin room with 2 x 3ft divan beds.
All rooms are ground floor rooms.
All rooms have magnolia emulsion to wall surfaces.
All rooms have central heating via radiators.
All rooms have cordless kettles with visual display to one side.
Bedrooms are off of the main reception hall.
Bathroom, Shower-room & WC [Ensuite or Shared]
The en-suite are within each room. They are purpose built units with 2ft 3ins door entry.
This unit has a tiled shower cubicle 2ft 6ins square with glass bi-fold door.
These units have a sink vanity unit 22ins x 17ins deep
These units have a fully flushing WC.
Both these units use a saniflo system.
The double room en-suite measures 5ft x 5ft 6 ins
The twin room en-suite measures 4ft 6ins x 5ft 6ins
Laundry
Ironing board and table are available on request for guests use.
Public Areas - WC

Outdoor Facilities
These are available to guests
We have a large garden available for guests to enjoy.
Access to this is via the guest lounge/conservatory.
A small threshold and slabed step 6ft x 1ft deep, down to an immediate paved area containing planting and a metal mesh covered 5ft x 6ft fishpond.
Seating is available in the paved area, which has a low walled area around the perimeter.
The remaing garden is set to boarders and grass. In this section all paths are grass.
There are seats and tables and chairs available around the garden.
Additional Information
The main route is through the front door to the car park.
There is also the back door through the conservatory into the garden. This route is locked at night.
The main assembly point is at the top of front car parking area.
We are totally non-smoking
We do not except pets
Most mobile networks are obtainable from grounds and rooms.
We do take cheques and cash only.
We do not take debit or credit cards or euros.
